Buying property: help with buying a flat, house or land plot
I can advise you, check a property you have already found, or take over the whole search and negotiations.
I have worked in real estate since 2013 and have completed more than 250 transactions. I give consultations and check properties anywhere in Lithuania; the full search is in Vilnius.

Consultation for buyers

For when you want clarity before you decide. Buying for the first time, or have questions about the price, documents, deposit or mortgage? I’ll help you understand everything and put it in order. In person in Vilnius or by video call.
Detailed purchase analysis

Already found a specific flat, house or plot? I’ll check its real market price, the documents and the Centre of Registers data, and the possible risks. The exact price depends on the property – we agree on it before I start.
Full property search in Vilnius
from €2,500
For when you don’t want to follow listings, go to viewings and negotiate yourself. I select suitable properties, attend viewings, check documents, negotiate for you and accompany you to the notary.
How the full search works
You are not committed to anything until we sign the contract.

Conversation
We meet in person or online. We clarify what you are looking for, your budget and what matters most to you.

Contract
We sign a contract, usually for 6 months. You pay a €500 advance – it is included in the final price.

Search and viewings
I select suitable properties, arrange viewings with sellers or their brokers, attend them and check the documents.

Negotiation and deal
Once you decide to buy, I negotiate the price and terms and accompany you to the notary. You pay the rest after the deal.
What I check before you buy
Price
I compare it with similar properties for sale and already sold. I tell you whether the price is justified or the property is overpriced.
Documents and the Centre of Registers
I check what is registered, whether there are restrictions, and whether the areas and floor plan match reality.
House or land plot
Construction completion, land use purpose, easements, special land use conditions, utilities. I explain what they mean for your decision.
Negotiation
First I offer the price we agreed on. Sometimes the seller accepts right away, sometimes we agree in stages. Sincerity and politeness help most.

Frequently asked questions
How much does a broker’s help with buying property cost?
A consultation is €50 for up to 1 hour. An analysis of a property you have found is €300–500. A full search in Vilnius starts from €2,500.
How is the fee for the full search calculated?
€2,500 plus 15% of the amount negotiated off the asking price. You pay a €500 advance when signing the contract and the rest after the deal.
Do you give consultations online?
Yes. I consult by video call anywhere in Lithuania or in person in Vilnius. You pay for the consultation by bank transfer afterwards.
What is the difference between the analysis and the full search?
The analysis suits you if you have already found a property and want it checked before deciding. In the full search, I find the property and accompany you to the deal at the notary.
