When selling real estate, I very often come across a situation where the people who are most interested in the property for sale are neighbours or people living in the area. These buyers are therefore the easiest to sell to. Why are people who live nearby the best buyers? There are several reasons for this. Firstly, people who live in the neighbourhood know the area well and do not need to prove why it is a good place to live. Secondly, people tend to get used to their place of residence, which over time becomes nice, safe and comfortable, especially if their children go to school or kindergarten there. Therefore, even if you decide to move to a smaller or larger home, the highest priority is usually given to the same neighbourhood. In addition, there are times when the property you are selling is not of interest to your neighbours, but to their friends or relatives who would like to live nearby. In this case, the neighbours become indirect „selling agents“ for your home and promote it willingly. For these reasons, neighbours or relatives who are interested in your home tend to be less negotiating and more likely to make a purchase decision than other buyers. Your sale is therefore likely to be more successful.

How to inform neighbors that you are selling?

Since we have already discussed that informing neighbors when selling a property can be very beneficial, it is also important to know how to do it correctly. Not all people planning to buy another home have started an active search. I often hear neighbors say that they have been planning to buy for a long time, but haven't started looking yet. Therefore, if you only advertise your property online or in a local newspaper, you cannot be sure that neighbors who could buy your property will know that you are selling.
