How to better sell a forest - with land or for logging
2024-03-03There are two ways to sell a forest: with the land or for logging. Below are the definitions, advantages, and disadvantages of each method.
Wood sales
Wood has been valued throughout history, and although there are now many synthetic wood substitutes, we cannot do without wood. Therefore, there are many wood buyers seeking to acquire forest for felling. What does this mean? Firstly, the owner's rights remain with the seller. The land plot remains with the owner, and the buyer acquires only the right to fell the agreed-upon amount of wood from the owner's forest.
Mushroom sales with land
When selling a forest with land, the entire ownership right to the timber is transferred to the new owner in that specific location. Everything is transferred to the new owner, and the previous owner loses all power and rights to the forest they owned. In this way, a forest sold like this is more expensive because not only the current amount of timber but also future harvests are valued.
What method to choose
Which method of sale is better depends on several factors. Firstly, the forest needs to be cared for, maintained, regularly thinned, cleared of dead trees and windfalls, and new trees planted in the clearings. This requires not only time but also knowledge and dedication. Additionally, the forest owner must pay forest taxes. And what about forest theft – that happens too, as timber is a valuable commodity. Therefore, for those who do not work in forestry or live far from their forest, maintenance can become a burden. For these reasons, or simply when a larger sum of money is needed, the forest is sold with the land.
On the other hand, there are enough arguments to sell only for logging, and keep the forest as an investment. Yes, it is an investment in real estate and a good legacy for future generations. Moreover, unlike a house or an apartment, a forest does not wear out. The older the trees (of course, they also have an „expiration date“), the greater the value. So, by planting a forest now, grandchildren selling it would earn quite a lot. By investing in a forest, maintaining it, and selling it for logging, you can receive regular income.
So, to summarize, both sales methods are good. You can profit from selling timber for felling as well as from selling land with the forest. It all depends on the owner's situation and sales goals.
